Cushing Avenue, Belmont | Before and After
The Cushing Avenue building located in the Heart of Cushing Square - Belmont - and is centrally located minutes from Harvard Square, Interstate 95 and the Mass Pike. The neighborhood affords all the conveniences of city living in a suburban setting and is steps away from public transportation.
The original structure was an elegant two-story home with porches for outdoor living, beautiful detailing, a two-car garage and large yard. To maximize the space, we divided the home into two duplexes each comprising over 1,800 square feet of living space. In addition, we opened the kitchen/living room area to make one big space.
The upstairs unit is three bedrooms, office, two full baths, kitchen, living room, dining room, sun porch and deck.
The downstairs unit is two bedrooms, two full baths, kitchen, dining room, sun porch and family room.
This unit was expanded - using the lower level to create a spacious “man cave” featuring a steam shower, exercise room and lots of open space.
In addition to creating ample living space, each unit has private outdoor living, new HVAC system, gas fireplaces, custom closet systems, smart technology and ample off street parking.
Both units sold over asking the first day on the market.
Argyle Street, Melrose | Before and After
In preparation for this project we explored zoning, permitting, comps and trend analysis to develop a budget and plan of action to include Millennial “must haves” and maximize the value of each unit to potential buyers.
The entire exterior structure was designed to be maintenance free and each unit self contained with laundry area, upscale custom kitchens and bathrooms, energy efficient lighting, refinished surfaces, ample storage, off street parking and recreational outdoor spaces for each unit.
Oak Street, Somerville | Before and After
We had a tenant of over 10 years move out of a two bedroom unit that needed a little more than some fresh paint. The second bedroom was unbalanced in size and could not command the same rent as the building’s other two- bedroom units. As a result we reconfigured the layout of the unit to create- 2 equal bedrooms and a sunny more functional kitchen. In addition, we removed an old chimney in the building and were able to double the size of the bathroom. What was once a unit that we would struggle to rent for considerably less than everything else in the building is now renting at 10% higher than the other 5 units.
